The applicant is proposing a Zoning By-law Amendment and Draft Plan of Subdivision Approval for the creation of 5 residential lots. Three of the proposed lots front onto Chartwell Road with the remaining two lots fronting onto Maple Ave.
If approved, the application will result in two residential lots fronting onto Maple Ave being developed in accordance with the R05 zoning regulations. The remaining three residential lots, fronting onto Chartwell, are proposed to be developed in accordance with the R02 zoning regulations with site specific regulations for reduced lot frontage. A portion of the site is proposed to be dedicated to the Town for the purpose of securing lands located within a floodplain area.
The subject lands are located on the south-west Corner of Chartwell Road and Maple Avenue.

The Official Plan Amendment proposes to increase the building height to 11 storeys whereas buildings are not to exceed 4 storeys in the Central Business District.
